Do I need planning permission for an extension?
Most single-storey extensions under 4 metres (two-storey under 3 metres) and half the original property area are permitted development. Exceptions exist near boundaries or conservation areas. Building control approval is always needed.
How long does a loft conversion take?
Typical conversions take 8 to 12 weeks depending on complexity, existing structure and the trades involved. Simple conversions may be quicker; properties with awkward roof shapes take longer.
What is building control and why does a project need it?
Building control is a legal check that construction meets safety and structural standards. All structural work, electrics and plumbing must pass inspection. Buildings insurers require it before covering the property.
What's the difference between damp-proofing and damp treatment?
Damp-proofing prevents moisture entering new structures. Damp treatment fixes existing wet or rising damp. Rising damp needs a new chemical course installed; penetrating damp needs ventilation and internal barriers.
Why might foundations crack after work starts?
Digging near existing foundations, poor soil conditions or inadequate new foundations cause settlement cracking. Trees nearby can also affect soil moisture. A structural engineer should assess any new cracks.
